Property Description
What began as a carriage house became a dream home! Where the Main house sits used to be a carriage house from the 1800's. The south facing interior wall that received a lot of sun was sequentially saved and numbered board by board and laid down to make up the living room floor of the home. The beautiful orange and purple patinas were naturally aged over a century. Cantilevers were extended out the south side of the house to be used for hanging vines. The Main House is a combination of Montana rustic and Tuscan charm. The stucco used is authentic and not synthetic with sands used to create dual tone orange and yellow hues. The fence surrounding the property was made from tin that served as the roof for the once Champion Mill just down the hill (what is now the Old Sawmill

District). Decorative posts and beams along the front of the house and up above surrounding the rooftop deck came from timbers salvaged from St. Ignatius. The rooftop deck was made from native Montana river rock tumbled in epoxy and troweled into a sun shaped pattern. For the tips of the sun rays, glow in the dark stones were used that you can see glowing at nighttime. A carriage wheel was found from the late 19th century to match the era of the original carriage shed and to honor the heritage of the original building. It is mounted on the larger shed, which features a sliding barn door and poster board tin reclaimed from the Miles Ranch in Livingston, Montana. The flooring in the master bedroom, flooring tile and tile shower were all intricately and immaculately aligned to create a dreamy Tuscan experience. The curves archway in the bathroom and the rounded corners on the walls evoke a more traditional 'old world' feel. The walls were painted in traditional Italian faux. A stained glass window from the original carriage shed was salvaged and used for the bathroom. The tiles used for the walk-in shower were custom and shipped from Italy. A wood ladder found in the original carriage house was used to create an adventurous loft in the second bedroom with red barn wood material for the railing coming from the Checkpoint Ranch in Huson, MT. The material is also featured in the Artist House in the back of the property. Interior open "windows" were creatively designed into the second bedroom upstairs to allow sunlight in through the deck in the mid day and into the evening from the west facing sun. A pass through window from the kitchen into the living room was tiled in a Mexican/South American flair, to allow for conversing between the kitchen and living room areas, and passing coffee and breakfast along in the mornings. The counters were custom formed and poured in place using concrete dyed with a turquoise green hue. The peninsula between the kitchen and dining room was the original workbench found inside the carriage house. It is where the original owner of the old farmhouse on the property would work on his carriage. it was reclaimed, repurposed and epoxied to lock in the age, character and history of the property. The tin used for the exterior siding of the Artist House, the industrial staircase leading to the office/studio upstairs and the lights hanging above the kitchen area came from the original Bonner sawmill. Everything about the Main House and the Artist House speak of an immense labor of love, craftsmanship, creativity and attention to detail. The whole property showcases the wonderful history of Montana through the artistry of the buildings and materials used. A fruit orchard lines the front of the property and produces a bounty of peaches, apples, pear, apricots and plums. Two clawfoot tubs were salvaged for exterior gardening. You truly have to see this house to believe it! It is centrally located just two blocks from the River Trail in the heart of Missoula and the Hip Strip and close to everything. Don't let this hidden gem pass you by. The Story of the Artist's House (in the words of the owner): The Artist House has a lot of Missoula/Montana history in it. The building was timber framed, using lumber from the historic Mercantile building in downtown Missoula that was dismantled in 2017. The reclaimed tin on the exterior comes from the miles Ranch in Livingston, MT. The stairs outside which lead up to a work officer were salvaged from the Bonner Sawmill. And the green beams came from the White Pine and Sash Mill in Missoula. The billboard style flat tin next to the oven that you might notice on the sheds came from the Checkpoint Ranch in Huson, MT. And the fence surrounding property came from the original Missoula sawmill. I love reclaimed materials and I love up-cycling them into something new and exciting. The Artist House is fully equipped to be used as a rental property!
